Move-In Guide for Tenants (Video Script)

Welcome to your new home! It’s our goal that you are happy with your rental and that your tenancy goes smoothly.

Before you move in, let’s review some important information about your rental.

You will be asked to review and sign a lease agreement that spells out the terms of your rental and what is expected of you. It contains legal information which is important for you and all occupants to read and understand.

These are just some of the important items to look for in your lease:

• The amount of rent 💵

• When the rent is due 📅

• Late rent fees ⏰ 💸

• The lease start and end date (term) 🗓️

• How many people are allowed to occupy the rental 🚫👥

• Whether pets are allowed 🐾

And these are some of the important rules and regulations:

•  Don’t cause a disturbance with the neighbors 🤫 🏘️

• You must abide by all federal, state, and local laws 🏛️⚖️

• Your security deposit may not be used as rent at any time 💰🚫

• You may be responsible for minor repairs — review your lease for a complete list 🪛🧰

Ask your landlord if you have any questions about the lease or the rental property. Violating any lease term may lead to fines and/or eviction.

Before you move into your rental:

• You need to turn on any utility services you’re responsible for
• We recommend that you protect your personal property and other incidentals by getting renters insurance — your landlord’s insurance does not cover your belongings.

Be sure to review the Tenant Move-In Checklist with your tenants!

Take time to get familiar with your rental:

• Locate electrical breakers and water shut-offs 💧

•  Understand waste management rules ♻️ 🗑️

•  Review any parking regulations 🚗 🅿️

You should complete a walkthrough of the rental and inspect each room. Make sure you understand who is responsible for landscape and property maintenance — the rental property must be kept in good condition at all times.

Communication is key throughout your rental, so don’t hesitate to call or contact us.

When you move out of your rental, it should be returned in the same condition as when you moved in. You will be charged for any and all damage to the rental property, even if it exceeds your security deposit.
